Rental Policies
Policies Updated 2/01/23
By booking a reservation with Gulf Tide Vacations, you are agreeing that you have read, understand, and agree to the rental polices listed herein by Gulf Tide Destin, LLC which will be listed as Gulf Tide Vacations going forward.
If you booked this home using VRBO you agree that this rental agreement supersedes any agreement and policy’s listed within this document are enforceable. This includes but not limited to cancelation policy.
Reservations
Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will result in immediate eviction or denial of access to the property.
Check-In and Check-Out
Rental Payments
An initial rental payment of 30% of the total rental balance is required at time of booking and may be made only by Visa, MasterCard, Discover, or a bank issued debit card.
Initial rental payments are applied towards the total rental balance. All initial payments are held in an interest-bearing escrow account where all interest will accrue to Gulf Tide Vacations.
The total rental balance is due in full 60 days prior to check-in and may be made by personal check, or cashier’s check. The final rental payment is automatically charged on the due date to the same credit card used to make the advanced rental payment. To make a payment using a money order, personal check, or an alternate credit card, you must ensure your payment is received by Gulf Tide Vacations before the final payment due date. Failure to remit the final rental payment by the scheduled due date will result in the cancellation of your reservation and the forfeiture of your advanced rental payment as well as any other payments or deposits.
Payments made by credit card after the first two transactions will be charged a processing fee of 3.5% of the total charged per transaction after the two included transactions.
Reservation Fee
All reservations are charged a one-time nonrefundable reservation processing fee. This fee is not refundable if a reservation is canceled.
Cancellations / Changes
Reservations that are not paid in full within sixty (60) days of the check-in date may be subject to cancellation and all rental payments may be forfeited.
Cancellations made before 60 days of arrival will forfeit the initial payment of 25%. Guest are encouraged to purchase Vacation Trip Protection offered by Rental Guardian Insurance.
Travel Insurance
As a company we strongly advise purchasing travel insurance to protect your trip. We recommend the “Cancel For Any Reason” Plan. This provides the most protection, so a refund can be given from the insurance company, even if our policy doesn’t otherwise allow refunds. If travel insurance is purchased, the normal refund/cancellation policy becomes void, and the terms of the travel insurance that was purchased shall govern any right to a refund/cancellation. See details below.
Standard Travel Protection costs 7.95% of the desired coverage amount and provides 100% reimbursement for 30+ events (see coverage documents). Cancel-For-Any-Reason (CFAR) costs 10.8% of the desired coverage amount and wraps around the standard policy. It provides 100% reimbursement for covered events and 65% reimbursement for non-covered reasons. Both Standard and CFAR travel protection policies are provided by Nationwide Insurance Co. and the program is administered by Rental Guardian and their agency InsureStays. CFAR must be purchased at the time of reservation (initial trip deposit) or within 14 days of the initial trip deposit. CFAR is not an option once the 14 days have passed. CFAR claims must be made 48hrs (or earlier) before the travel start date. No cancellation coverage within the 48 hour window of the travel start date. Both standard and CFAR policies include automatic coverage for any pre-existing health issues if purchased within 14 days of the initial trip deposit. If purchased after 14 days, trip interruption or cancellation that is a result of a condition that was pre-existing for which an individual is under doctor care or taking medication is not covered. Standard travel insurance can be purchased up to 30 days prior to your travel start date. If your reservation is made within 30 days of the start of travel, you may purchase anytime up to the day before. Insurance should not be purchased if the traveler is within the 30 days window of the travel start date and the reservation (as identified as the initial trip payment) was more than two weeks earlier. A claim would be denied.
Worry Free Cancellation
All payments to Gulf Tide Vacation Rentals are non-refundable at the time of purchase. Travelers can add our Worry-Free Cancellation Option to their reservation for a 15% charge of the total reservation. This option will allow travelers to cancel until 30 days prior to their arrival date, no questions asked, and allow them to receive a full refund minus the 15% purchase fee. Once the stay is within 30 days to the date of arrival, it will no longer be covered by Worry-Free Cancellation and will become non-refundable.
Hurricane / Severe Weather Policy
Guests covered by Rental Guardian Travel Protection may be eligible for a full or partial reimbursement through Rental Guardian should a mandatory evacuation order be issued due to a hurricane or severe weather, subject to the terms defined within Rental Guardian Vacation Rental Insurance Description of Coverage. A copy of this description of coverage can be found on our website or provided by Gulf Tide Vacations upon request. We will not issue refunds for cancellations or shortened stays due to actual or anticipated hurricanes or severe weather.

The person named on the reservation and all guests staying in the property will be covered for reported accidental loss or damage up to the maximum coverage limit. This does not negate your responsibilities as a tenant. You must notify Gulf Tide of any damage to the unit during your occupancy or this coverage is void.
Damage Waiver does not cover theft, gross negligence, willful or wanton conduct, intentional damage, lost keys, swimming pool passes, club cards, gate openers, garage openers, excessive wear and tear, unauthorized late check-outs, pets, smoking or any other violation of our rental policies.
