Revenue

At Gulf Tide Vacations, we leverage market-driven pricing strategies to optimize your revenue. Our advanced real-time pricing tools enable us to adapt rates according to current market dynamics, local demand fluctuations, and occupancy levels, ensuring your property maximizes its earning potential. Additionally, our homeowners benefit from comprehensive monthly financial statements, providing transparent insights into all financial activities.

Reporting & Financial

We provide detailed statements to our homeowners monthly with receipts which are always available in our Owner Portal.

Competitive Management Fee

Gulf Tide Vacations provides competitive management fees, starting at 15% plus $500 per month, or customized rates tailored to individual owner requirements.

Smart Keyless Locks

Gulf Tide Vacations installs electronic Yale locks on property entrances. Owners receive an annual 24/7 door code and are asked not to share it. Unique codes are provided by reservationists for vendors, realtors, and guests.

Online Owner’s Portal

Property owners may access their Gulf Tide Vacations account via the OWNER PORTAL tab at the bottom of the home page at www.gulftidedestin.com. Owners are issued log in credentials, and may view monthly statements, reservations, and notices online.

Accidental Damage Protection

Renter's unintentional damage up to $1500 covered; owner responsible for non-accidental damage or excess, as well as ongoing maintenance. Golf cart damage not covered by waiver, but guest's auto insurance may apply.

Housekeeping (with linen program)

Gulf Tide Vacations offers durable hotel-grade linens included in your stay, with a daily fee covering their use and laundering. Linens are shared and replaced as needed without additional charges to owners. Departure time is 9:00 am; if you need extra time, book an additional night to avoid a trip fee for late checkout.

Guest Screening/Background Checks by Guest Ranger

Fraud Prevention software for short-term rentals offering facial recognition, fake id checks, automated identity verification, minimum age check, sex offender check, damage, and liability protection.

Extra Owner Protection

  • $25K – Contents Damage Protection ($0 Deductible, $25 minimum claim, $5K any one item)
  • $1M – Real Property Protection ($2,500 deductible)
  • $1M – Host Liability Protection ($2,500 deductible)
  • $15K – Bed Bug Coverage ($100 deductible)
